Description
PRICE REDUCED! Here is a rare opportunity to own a private slice of deer hunting paradise inside of Cahaba Wildlife Management Area (WMA). There are 2 ways to access the property, either off of Old Highway 5, or Primitive Ridge Road. Access roads are well maintained by the Alabama Department of Conservation and Natural Resources. The current owner has permission to open the gates for access to the property but there is no deeded access. Cahaba WMA is 41,500 acres and is made available for public hunting through a 94-year lease. It is known for its deer, turkey, and small game hunting. The highlight of the property itself is the food plots in the center of the parcel. These food plots have been in place for over 10 years, and the current owner has done an excellent job maintaining them, including adding fertilizer and lime to amend the soil. Currently, they are planted in a nice mix of wheat, crimson clover, and winter greens. The food plots are overlooked by a 2+ person shooting house with sliding glass windows and wooden steps. A hardwood creek bottom cuts through the center of the property and funnels deer into the food plots. This bottom has some of the only mast-producing trees in the entire area, making it an excellent bow hunting spot. The surrounding WMA is mostly planted loblolly pine, which is creating excellent bedding areas for deer. For the small game hunter, the current owner has trail camera photos of turkeys and Cahaba WMA is also a well-known rabbit hunting destination. I even spotted 3 quail and a woodcock in one of the adjoining streamside management zones (SMZs). Speaking of SMZs, these same areas are filled with deer rubs and tracks. Since they connect to the property, the SMZs would be a perfect escape route to the sanctuary of this private property when the deer are pressured. A trail system gives access for hunting and retrieving deer with an ATV or UTV. The property is close to both Birmingham and Tuscaloosa, making it a perfect spot to easily get away and hunt. Please contact me for a private showing, I would be happy to show you around!
