The rich soil is the nucleus for this unique wildlife mecca consisting of trophy deer, turkey, waterfowl hunting and of course the Bobwhite Quail.

WILDLIFE: The property consists of a very diverse mix of old-growth hardwoods along Chilatchee Creek, as well as upland areas of tall pine timber with the sage undergrowth that you are accustomed to seeing on premier quail properties. Quail hunting has been a prime attraction for Sedgefield over the years and continues to be a treasured tradition. Approximately 200 +/- acres are planted in food plots, and approximately 50 +/- acres of Chufa is planted every year. As you can imagine, all of this produces incredible trophy deer and turkey hunting. This is one of the finest properties we’ve stepped foot on and this area of Alabama is known for excellent hunting. Several deer in the 150”+ range are killed every year, with some having been in the 170’s+. It’s not uncommon to hear several turkeys gobbling at any given time on the property in the spring.
ACCOMMODATIONS: County Road 101 takes you to the heart of the property, where you’ll find the “Manor House” (3 bed/2 baths upstairs, 3 bed/1 bath downstairs), 2 guest houses (2 bed/1 bath & 3 bed/ 1bath) and the “New house” (3 bed/ 3 bath) that was built in 2003. The historic “Manor House” was built in 1926 and has hosted many well-known guests over the years. There is a 30’x60’ 10-stall horse barn as well as 3 other barns on the property. The 8-stall dog kennel behind the Big House has been home to championship bird dogs in years past. Just beyond the Main House Complex, you’ll find a 10 +/- acre lake, having produced up to 10-pound bass from its waters. There are also a couple of other ponds ranging from 3 to 6 +/- acres in size. THE LAND: Gently rolling Black Belt soil types with elevations ranging from 125/ft along Chilatchee Creek to 210/ft on ridges. Soil types in the upper elevations consist of Oktibbeha clay, Kipling loam and Sumter clay. These soils are well suited for hardwood and pine timber production as well as pasture and row crop production. This property is currently in a native piney wood savanna ecosystem of mature thinned pines with broom sage understory. Undergrowth is managed with frequent prescribed burning. In addition, there’s also a mix of natural pine, mature bottomland hardwoods that provide a great source of mast-bearing trees, open agriculture fields and cedar thickets that are great for wildlife bedding. Soil types in the lower elevations consist of Leeper silty clay loam, Sucarnoochee silty clay and Mantachie loam. These soil types are very productive and are well suited for bottomland hardwood.
