Description
Located in Lynn and accessed via paved road frontage and two separate entrances, this tract features excellent hunting, a comprehensive trail system, two food plots, and several small ponds. The 2+ mile trail system was recently mulched and graded, making the property readily accessible for trail riding, hiking, or general management of the property. If you like to hunt, there are two food plots already established on the property, which are .6 and .7 acres. There are several other locations that could be easily cleared for additional food plots. This area of Alabama is considered a hidden gem for big bucks, and the turkey populations are very strong as well. The topography of this property is diverse, with numerous steep hollows, flat ridges, and rock walls. This land was mined and reclaimed many decades ago, and scattered throughout the property are 4+ small ponds, the biggest being half an acre or less. Several of these hold water all year, even during the most recent drought. None of the ponds are very deep and have not been managed for fishing. The majority of the timber on the property was last harvested in the early 2000s and left to naturally regenerate. Most of the ridgetops are loblolly pine that needs to be thinned, the bluffs are Virginia pine, and the hollows are a mix of poplar, pine, and some oaks. There are several small pockets of mature red and white oaks that would make excellent spots to hang a bow stand. This property has about .25 miles of paved frontage on CR 1, which is a fairly quiet road. Both entrances to the property are gated and water and electricity are available, so there are endless places to build a cabin. Contact listing agent Spenser Bradley for more information and a private tour!
