Description
Welcome to Sugar Creek Farm! Opportunities like this are incredibly hard to find in the midwest. This expansive 1,115-acre farm, located in Johnson and Williamson Counties in Illinois, is a true sportsman’s paradise and one of the few large tracts of land available in this region. Centrally located between Nashville, Tennessee, St. Louis, Missouri, and Louisville, Kentucky, this property offers unmatched convenience for those seeking a premier hunting retreat or recreational investment. You will have easy access to this farm off of the interstate, with all paved roads leading to the entrance. You’ve got the feeling of privacy and seclusion, yet still being pretty close to town. What I like about this property the most is the diversity of habitat and timber type. Being over 2 miles tall from top to bottom, and expanding over two large creeks, this farm has it all. Looking back on older topo maps you can see that about 20% of this farm was open at one time, so these areas are in an early stage of timber growth. On the ridges and ridge tops you get a mix of hardwood timber and cedar thickets. A few scattered pines here and there create a well-rounded hunting farm exploding with diversity. Another thing this farm offers that not many do is the ability to hunt all three species most sought after in Southern Illinois: deer, turkey and waterfowl. This property has been off limits for hunting in the past. Due to this reason, we have very limited harvest and trail camera data. However, we were able to get a few trail cameras out back in the fall of 2024. You’ll notice as you flip through the pictures there is an abundance of quality bucks. What I noticed from browsing pictures is the amount of bucks during daylight hours! This, to me, is a tell-tale sign of low hunting pressure. Also, the mature bucks that we have on camera were a mix of 8, 9 and 10 pointers with great tine length. I think if the new buyer will create more food to increase the holding power, this farm will truly be unstoppable. One of the most unique features of this farm is the 6 miles of creek footage you will have. Sugar Creek, a major water tributary in the area, flows right through the center of the property, and, as you meander south, you’ll notice that Maple Branch creates a spur of additional creek frontage flowing down into the Southwest portion of the farm. This is a year-round water source and tremendous funnel for the deer. You can also find an oxbow on the Southern portion, creating a natural loafing area for the ducks. Also, if you have a dream of building a large lake this farm would be absolutely ideal! Adding to its appeal, the property features multiple potential building sites with access to all utilities, making it ready for a hunting cabin, lodge, or your dream home. Large, diverse hunting farms like this are a rare gem in the Midwest – especially one with such a prime location and incredible wildlife opportunities. If you’ve been searching for the perfect combination of convenience, seclusion, and unmatched hunting potential, this is your chance. Schedule your private showing today to experience everything this unique property has to offer!
