Description
It's difficult to describe a property that's as outstanding as this one and do it justice. You have to see it in person to really absorb how great it truly is.
Out of the gate, you'll see the Marmaton River, which runs the length of the farm from north to south and through the middle of the property. Outside of the river banks, you'll find two large alfalfa fields totaling around 40 acres. These fields were planted in the Spring of 2024 with the sole purpose of attracting wildlife. The tenant farmer in place who's been tasked to maintain the fields is willing to swap farm maintenance work in exchange for the hay, exact terms to be negotiated between new owner and tenant. While the river and alfalfa are enough to get any outdoorsman excited, the approx 6-acre lake may be the true King of the farm. The lake was built in 2014 and I'm told it's full of fish. Portions of the property are game-fenced, providing a little extra security for the thriving deer population. Access to the farm is from the South and East gravel roads. Trails are in place throughout the farm, including low-water crossings through the Marmaton River. The farm has great elevation change and several interior fields offering numerous food plot locations. I spotted two different groups of turkeys in the bottoms along the river and countless deer during my initial visit to the property. Multiple box blinds and automatic feeders are included in the sale. A very well maintained modular home is located on the south end of the farm providing a great place to lay your head and entertain family and friends.
Uniontown is a short drive away for burgers, breakfast, and fuel.
