When it comes to Combo farms there's usually something missing and no farm is perfect but this farm has about everything you could ask for. The property hunts big because of the diverse habitat and layout. The access allows one to methodically pick the place apart whether you're a rifle or archery hunter. Farm income has been from a 1/3 2/3 split on the crop and hay income, 1/3 of the gross income going to the owner. The buyer is to receive the 2024 crop and hay income should the farm sell prior to harvest. Owners already paid expenses will be subtracted from the gross income. The current farm agreement ends in 2024 once crops are harvested. The farming rights will be open for negotiations with the current farmer or new farmer of the buyer's choice in 2025.
