If you are a waterfowl hunter, this is the one. If you deer hunt, this is the one. Property has not been hunted in almost 20 years. There is a large block of rolling big hardwoods as you leave 80th ave. There is a trail system running across the high ridge all the way to the shore of Jehnsen lake, a 300+/- acre lake of which over a mile of the shoreline is on this property. It is secluded and very private, and very huntable. It was originally purchased for duck hunting by the last generation of the current owners. This generation does not hunt at all and has been sitting unhunted for a very long time. The trail system leads to an overlook with an old deer blind/shed on it, that is a great overview of the entire parcel. The shoreline here would provide a great spot for a dock and good lake access. The shoreline of the duck and goose section is long and has several coves tucked into it as well as a large peninsula that shoots out into the lake several hundred yards. Blinds could be placed in countless areas for any wind and provide great access to the birds. The duck ground also has several small lakes within the interior that can be accessed from the shore or through the hardwoods. I am told the interior waterfowl hunting is as good as the shoreline areas. The property bordering this parcel to the South is a large parcel owned by Ferris State University and is not hunted. It borders almost the entire south line. There is quite a bit of sign from this past year's rut, with several large scrapes and rubs throughout the hardwoods. I saw several large Toms together when I took pictures there as well. There are several awesome building locations out on 80th ave at the entrance of the property with power at the road. There are several spots to park a camper as well. I could go on and on; however, this one needs to be seen in person to grasp how awesome it is.
