Description
When you hear the word… unique, the phrase ..one of a kind, these words and phrases get overused and lose their luster a bit when they don't really apply.
That is not the case with this beautiful, completely renewed cabin and the 75+/- acres that it sits on. It is VERY unique and I have been in hundreds of cabins in Michigan none were close to this one. The only thing remaining for the most part from the original cabin is the stone that comprises the exterior. Everything else was stripped out to the studs and impeccably redone. New furnace, new hot water heater, new plumbing, new well pump, new appliances, new water purification system, you name it and it is probably new. The photos here tell the story; honestly, it is better in person. The two-car garage was added last year and has an extended cement floor. This is the top shelf of deer camps. You will want to click on the trail camera tab at the top of the photos. These bucks were all captured on cell cams over the last 30 days and I have at least this many more I can send you. The property is not the tabletop flat Michigan terrain we all think of. It is rolling throughout with an excellent trail system. Some potholes between the rolling mounds have pockets of water in them, creating numerous natural funnels where the deer travel to and from the crop(beans and corn) fields that border the property. Based on the last 4 weeks of trail camera surveillance on the property with 4 cellular cameras, it is evident that the property has a large resident herd with excellent age structure. These deer bed here and then feed their way out to the crops each evening and then back in the morning to bed. As expected, the amount of rubs and scrapes have steadily increased over the past month, with the doe numbers seemingly increasing weekly. The property is surrounded on three sides by other larger parcels keeping the pressure to a minimum and there are plenty of crops on the borders supplying the groceries for these deer. There are several new box blinds in strategic locations and many locations for ladders or lock-ons in key ambush points. The property has been in the current owner's family since 1920 and the hunting has been done by him or a family member keeping herd management as a key element. If not, there would not be the age structure of 4 and 5-year-olds every year. The surrounding properties claim to do the same and it seems as if that is so. This is the deer camp we have all dreamed of owning.
I could go on and on, let it suffice to say this one is "special," very special and deserves to be seen to be totally appreciated. In this market, it won't last, so call me today. I know this property well. We can schedule a private tour. I will bring my Polaris ranger and we can look at the entire parcel up close.
