What a great opportunity for building your dream home or simply recreating year-round in the Alexandria Lakes Area! This property is located between Alexandria and Osakis, and the initial thoughts that intrigued me upon first looking at it were the variety of habitat components intermixed between the approx—34 acres of tillable ground. Much less thoughts of having a quality hunting property that produces income now; I instantly had visions of the tillable land being enrolled into CRP with waves of native prairie grass and wildflowers tying everything together, expanding upon the already excellent habitat and producing income. On top of that, the potential food plot locations are textbook in layout and positioning. I would also look into some possibilities of enhancing the wetland areas through potential embankment work to increase the open water. When I fully walked the property (see the interactive map tab on top of the listing page for my photo points and pano 360-degree photo), I immediately saw deer with my drone, my dogs flushed enough roosters for a quick limit, various ducks and geese flew overhead, and I saw a couple of turkey tracks on top of it. An important note is that this property isn’t the only habitat block in the area. There are other private tracts with similar habitat as well as 160 acres and 80-acre waterfowl production areas touching the southeast and southwest corners of the property. An important note about the area is that not only is the Alexandria area a great place to live with all the amenities you need, only minutes from Alexandria or Osakis, great schools, good jobs, etc., but it is on top of the list for year-round recreational opportunities. From big bodies of water to small potholes for fishing, parks, beaches, numerous additional public hunting areas, snowmobile trails, biking paths, and so on. The point is this isn’t just a “fall use” property but can be utilized all year long as a base camp. Speaking of base camp…the newly constructed 60 ft. x 42 ft. Morton building with 28 ft. of the width of cold storage, two large roll-up doors (electric), and 14 ft. of it set up for living quarters with in-floor heat. There is some work to be completed in this portion of the building, and we can dive into those details with a one-on-one conversation, but it’s all there waiting is the point. Building itself, partial concrete, obviously driveway, electrical, well, septic system, you name it, and the land is great on top of it. The tillable land, as mentioned, is approx. Thirty acres has an excellent overall productivity index of 88.6 out of 100. The long-standing rental agreement has been on “shares,” with the owner receiving 33.33% of the crop. Income varies with a deal like this based on yields, and obviously, commodity prices and yield/share tickets for past years are available. Remember, if you’re more comfortable with a straight rent situation, that is a possibility, and I can assist you with how to go about that. The property can also be split to have one existing and another building eligibility in case of an interest in building two homes or having less acreage and selling a portion of the land.
