This property is located approx. 3 miles north of New London. The general area is a mixture of mature woods, wetlands and grasslands. The property is situated just NW of the intersection of Co Rd 33 and Co Rd 9 and off of 70th St NE, which mainly only serves the few homes along it, making it a quiet setting but close to paved roads (see the aerial photos for specifics). The area as a whole has a good population of deer, and with a large slough that is part of this property on the east side, as well as the other slough/swamp complexes to the north, they provide great bedding and sanctuaries. There is then large wooded cover to the south, irrigated cropland to the south and it’s only a matter of time that a potential good buck walks through the land and/or beds right on it. Let’s not forget about turkeys as well. They also frequent the area as well. This property would also make for a great place to build your future dream country estate as far off the road as you would desire. The neighbor to the North has an easement over the existing driveway that runs through this property already which you may be able to tap off of. Speaking of building, the zoning on the property is in “A-2 General Ag. District” which according to the county, will allow for up to 4 building eligibilities on a quarter/quarter section so multiple development lots are a possibility as well (buyer to check with the zoning dept. as far as any building confirmations and applicable zoning ordinances specifically to this property and their desired use). If building is desired to be done immediately and assuming one would want to do so within the CRP area, I’ve seen it done before and we can look to have conversations with the FSA dept. (they administer the CRP program) about the ability to “buy out” a small area of CRP to accommodate this. We can discuss this option further is again desired. All in all, this property lies not only in a great area with plenty of lakes but also provides income through CRP and the opportunity to hunt, build, or even develop further.
