This South Canadian River ranch is a jewel. There is meandering meadows and bottomland from end to end, all loaded with cover. These expansive areas are full of Plum-thickets and native grasses, bordering numerous wetland-pockets of flooded Button willows and Pampas Grass. The River bottom has a very unique saturated water-table that typically lies 5’-6’ below the surface. This allows an owner to strategically dig water-holes for wildlife. And if an owner is motivated enough, they could dig a large pond or lake. Nearby ranch owners, up and down the river, have created some impressive bodies of water. The water level in these types of ponds slightly fluctuate with the water-table, but are drought resistant when compared to run-off ponds.
The ranch is massive, with 4 ½ miles of River frontage winding through the Canadian river valley. As it expands east, it slowly gains elevation onto the crop-fields and rolling sandhills. It’s very diverse from corner to corner with many varieties of hardwoods; towering Oaks, Cottonwoods, Black Walnut, Elms, Black Locust, and China-berry.
The ranch is secluded and has great access. There is one entrance and it’s located at the highest elevation on the ranch. There’s electricity here which runs for approximately ½ mile down the main road. This elevated location offers an amazing view and would make the perfect spot for a Hunting lodge or Executive Home-site. The site provides unbelievable views up the river valley. Just imagine drinking coffee on the back-porch as a buck chases a doe through the yard or a flight of mallards hits the marsh behind the house.
