It’s no secret, the Cimarron River bottoms that run through Northwest Oklahoma and Southern Kansas have excellent whitetail genetics. This specific area has naturally produced giant deer for decades, many 200”+ bucks. These impressive racks grew solely due to great genetics. Now imagine adding an extensive feeding program to those genetics, adding another 7-10% of antler growth. That’s exactly what the ranch is doing, in its 9th year of an intensive protein-program. Numerous feed-stations are situated along the entire 8 mile stretch of river, meaning two generations of deer have grown up on protein.
The ranch is currently under a strategic Wildlife and Habitat Management program, created and implemented by Land and Legacy Habitat. This unique and comprehensive management plan will convey to the buyer. When you implement components like; selective harvest, extensive habitat improvement, massive predator control, soil enrichment, strategic crop planting, fresh-water availability, added to the protein-feeding program, the results are some of the finest free-range Whitetail hunting in the entire state.
An undervalued aspect of the ranch that Buyers should note is that, given the long River-layout of the ranch, it feels much larger than its 4,212 acres. The buyer will be able to manage and protect a much larger area than the defined size of the ranch. This is primarily due to the higher amount of prime river-habitat which supports a higher Deer-density than surrounding ranches.
As you look through the trail-cam pics, notice the number of bucks standing in broad daylight. The owner has established many portions of the ranch, with the heaviest cover, as sanctuaries. So, the deer feel safe to move freely throughout the day, even in hunting season. It’s very common for the mature bucks to be feeding on the fields and feeders in the daylight hours.
The bedding cover predominantly consists of Tamarack, Plum-thickets, and big native grasses. The tree cover consists of scattered Cedars, Cottonwoods, Elm, Black Locust groves, China Berry groves, Osage Orange, and Hackberry.
There’s a Caprock bluff that parallels the river for most of the 8 miles stretch, towering up to 150 feet over the river bottom. As shown in the pictures, the elevated views from the Caprock look like they’re straight out of an Old Western movie.
This elevation allows some amazing set-ups. Shooting houses are scattered along the bluffs, overlooking the feed-stations and food-plots below. You can enter and exit the blinds easily without alarming the deer below you. Remarkably, some of these blinds are so elevated, the deer won’t smell you even when it’s blowing in their direction.
In total here are 8 – Food Plots being planted to a variety of crops. Altogether, there’s 18 Shooting Houses overlooking the food plots and feed-stations. And three, 20-ton grain-bins, strategically placed down the river to store corn and mineral. The two locations for the grain-bins make it much more convenient and time-efficient when filling feeders.
The ranch is fenced and has been recently cross-fenced into several pastures. Each pasture has great grass, fence, and water, allowing the buyer the option to stock cattle in areas away from the prime hunting locations and receive some return on investment.
There are numerous improvements. First and foremost, there’s a beautiful Lodge perched atop the 150-foot Caprock bluff overlooking the River bottom and the two most eastern feed-stations. The view from the lodge is truly breathtaking. Imagine drinking coffee in the morning on the back patio, watching a bachelor-group of bucks ease into the bedding area for the day while a flight of mallards lands in the slough below. Or picture a group of gobblers flying down from the roost, landing on the food-plot below the lodge, then showing-off for the hens on crisp Spring morning. The Lodge location was selected specifically for the owners to have a front seat to the best shows nature has to offer.
We’ve discussed the prime deer hunting in detail, but don’t overlook the other hunting opportunities offered here. The ranch offers Rio Grande Turkey, Bobwhite Quail, Pheasant, and excellent Duck hunting. There’s a warm water slough that runs below the Bluff for several miles. There’s also a beautiful pond secluded in the canyons. During the winter the duck numbers are impressive, and the owners have consistently shot limits of Mallards along the water edges.
On the south side of the Lodge is an amazing Morton Building sitting on-top of a 12” concrete pad. There’s an office here, work-out room, cedar closet, safe room, gun-safe, tons of storage for machinery, hunting equipment/gear, vehicles, etc..
West of the Lodge is a massive Morton pole-barn used to house large equipment, machinery, and implements. Attached to the west side of the Morton pole-barn is a large lean-to, large enough to house a big RV or camper.
There’s another Morton Building primarily used for processing and storing game. It has a skinning and processing room with stainless steel sinks and tables. It has a walk-in cooler/freezer to hang deer, or to store wildlife until ready for processing.
There’s a large Morton Lean-to below the lodge for machinery, equipment, feeder/blind storage.
The owners have Blue-prints for a large Guest-house. The Gyp-pad has already been built, contractor is ready to go, just needs the green-light and the new owner could have a Guest-house completed in no time.
The Ranch borders Highway 64 for 4 miles. The Lodge and Improvements are secluded, but easily accessed. They sit ½ mile off the Highway, on the Eastern side of the ranch.
