Description
Welcome to your Island Escape! This parcel is approximately 121.07 total acres with an approximately 30-acre island, accessible by boat from an approximately half-acre parking and launch spot. The island was a farm building site during the 1900s, and the old house and outbuildings remain on the property, along with some mature trees. A cabin on the property has two bedrooms and one bathroom. The 4,900’ frontage ringing the island is characterized by many steep dropoffs, shallow flats, underwater peninsulas, and flooded roads and trees. This habitat complex is perfect for shore fishing and duck hunting and is an unbelievably cool area for children to explore and play in and around the water.
Lynn Lake (1,555 surface acres) is a panorama of scenic bays, points, and islands and is home to a multispecies fishery, including muskie, pike, walleye, yellow perch, bluegill, crappie, and bass. Surrounded by a landscape of potholes and prairie, this lake is also consistently used by ducks and geese during their spring and summer nesting and rearing periods and for feeding and roosting during the spring and fall migrations. The hard lake bottom is composed mainly of sand and gravel. The water is clear, and noxious algae blooms are uncommon. A good variety of beneficial native aquatic plants, including coontail, pondweed, and pencil reeds, line the shoreline and underwater humps, providing cover for fish and invertebrates and supporting the productive fishery. The maximum lake depth is approximately 26 feet. Most of the shoreline is undeveloped, giving the lake natural appeal and solitude. The western shore is state-owned land (Mydland Pass Game Production Area) and federally-owned land (Lynn Lake Waterfowl Production Area). These two public areas comprise over 1,800 acres of additional land to hunt, fish, and enjoy, just across the water from the property.
