A minimum of only 250 square feet of heated floor space and mobile/manufactured cabins are accepted. Less than an hour to Gatlinburg & Sevierville and only minutes to I-40. Less than a half mile from Cherokee National Forest. A road system is already in place, electricity is accessible through Newport Utilities, and Hughesnet is available for internet services; a well is needed. The lots have been approved by the TN Health Department for septic; owners of the lots are responsible for getting the lots perc’d at their own expense. Minor restrictions are in place; there is currently no HOA fee. It is said that when all the lots are sold, a Landowners Association will be formed, and there will be an annual fee of only $350. The seller is open to negotiating seller/owner financing with 20% down.
