Description
Summary: Twin Lakes Ranch is a prime example of well-balanced land management, boasting a harmonious blend of planted pine timber and rich native hardwood draws. This carefully managed tract stands out for its dual potential in income generation and immediate recreational use. The diversity of its timber stands is complemented by a series of ponds, adding charm and utility to the landscape. The property is anchored by two prominent ponds, each spanning between one and two acres, which form the central features of the ranch. Additionally, there are three smaller ponds, culminating in roughly five acres of surface water. This varied mix of land and water resources establishes Twin Lakes Ranch as an exceptional multi-use property, ripe with the potential to become a cherished family legacy. Topography: This property offers diverse terrain with approximately 90 feet of elevation change. Generally speaking, the highest elevations are found in the northwestern portions of the property and it slopes downward towards the US Hwy 59 frontage. Multiple draws run throughout the property offering drainage for the five ponds. The two largest ponds are located in the southern portion of the property and both appear to be spring fed. The larger pond on the west is estimated to be approximately 1.5 acres at full capacity and the larger pond on the east is estimated to be approximately 1.8 acres at full capacity. Two smaller ponds are found in the eastern extreme of the property and a final small pond is located in the northwestern portion of the ranch. The result is a property with very good attributes for recreational, home-site and timber production purposes.
Timber: Timber on this property consists of a variety of planted pine, hardwood and native regeneration. It is estimated that there is approximately 90 – 95 acres of 20 – 25 year old planted pine timber that has been thinned once. There is also approximately 60 – 65 acres of 8 – 10 year old planted pine which has not yet been thinned. The older pine is primarily found on the western half of the property and the younger pine if on the eastern half. The balance of the timber is primarily mature, mixed hardwoods which are mostly isolated to draws that run through the property from north to south. The result is an extremely diverse property that at times offers the feeling of being on different properties while touring the miles of trails.
Improvements: Old barns located in the SE portion of the property.
Location: From Loop 224 north of Nacogdoches, take US Hwy 59 North 9 miles to property on the left at the corner of US Hwy 59 and CR 179.
Minerals: Seller is reserving all owned sub-surface minerals.
Easements: The ranch has three existing well sites, two on the east and one found in the SW portion of the property. There appears to be three pipeline easements which connect well to well and then on to transmission pipelines off the property. The pipeline easements are generally utilized as the primarily trail system through the property. A 138 KV electrical transmission line crosses the northwestern extreme of the property and offers good “edge” for hunting purposes. No survey is available so we can only report what was observed on-site.
