Description
The DOUBLE DIME RANCH is an investment grade, premium offering with numerous high-end improvements and quality South Texas brush for trophy whitetail. The ranch is in one of the most highly sought after hunting regions in South Texas, surrounded by historic ranches such as the Chaparrosa Ranch. Sixteen years ago, former professional baseball player Chipper Jones, of the Atlanta Braves, purchased the southern portion of the ranch comprised of 4,000 acres and bought the remaining 5,100 acres five years later forming what is now known as the Double Dime Ranch. Since then, the ranch has been carefully managed and maintained at the highest level. Located at the end of a paved county road, the seclusion and privacy of the ranch is as good as it gets, with paved internal roads all the way to the lodge. With superior improvements, water, habitat, and wildlife, the Double Dime Ranch offers rare and abundant highlights to discerning buyers, so call us today to set up your very own private showing.
Location: The Double Dime is located about 20 minutes Northwest of Crystal City, TX in Zavala and Maverick counties, with access off of paved county road FM 2691. The county road stops at the entrance of the ranch offering excellent seclusion and privacy, only 130 miles southwest from San Antonio. There is a 5,000-foot paved runway (TA34) at the ranch headquarters, making it extremely convenient to fly directly to the ranch and taxi up to south lodge.
Land: Terrain is level to gently rolling with topography typical for the region. The native habitat for whitetail and other game on the ranch is excellent with around 7+/- miles of major creek running throughout the property and a full menu of South Texas brush throughout the ranch. Chacon creek and Spurler creek both serve as excellent water sources for all the wildlife, with numerous different drainages and tributaries feeding into each of them. Water impoundment features along the creeks are in place to hold bigger surface lakes, with multiple lakes holding over 10 acres of surface coverage. Soils are productive with a good mix of sandy and clay loams. Numerous tillable fields support food plots and crops for whitetail management and excellent dove hunting opportunities. There are 4 center pivot locations with multiple water wells and generators serving their operations. Internal roads have been maintained throughout the ranch making the majority easy to navigate and the perimeter of the ranch has existing high fencing. The ranch lays out well for possible partition scenarios if desired. Minerals may be negotiable.
Water: The ranch is well watered boasting approximately 40 tanks and 30 water wells, the majority of which are in use to support ranch operations, improvements, and lake supplementation, with a few wells set up for solar power. There are two major drainages on the ranch, known as Spurler Creek and Chacon Creek. Spurler Creek winds through the southern portion of the ranch and Chacon Creek runs through the north, with numerous wet weather tributaries flowing into each. There are numerous sizable lakes found along the creeks and a fully stocked, picturesque bass lake overlooked by the South lodge.
Wildlife: This region is known for its large native whitetail and this ranch is no exception, with excellent management practices resulting in a well-balanced herd with exceptional whitetail produced every year. The ranch is iconic from numerous television appearances on Major League Bowhunter and Buck Commander television shows showcasing the quality of wildlife on the ranch. The habitat on the ranch supports a vast variety of wildlife with turkey, quail, and dove in abundant numbers. Year round feeding programs, tillable production, and harvest management is evident. In past years, strip clearing was done to increase the quail habitat and the managers report excellent quail hunting. The many bodies of water on the ranch also serve and hold a great number of waterfowl in the winter months. *Wildlife slideshow photos credit to Boxie Kallina.
Improvements: The ranch has established premium quality improvements capable of world-class entertainment, commercial hunting operations, and full-time residency. The ranch has two separate headquarter locations, one for the north and one for the south side of the ranch, each with separate gated entrances off the county road and each with paved internal roads directly to both lodges.
Double Dime North: The Double Dime North possesses a magnificent headquarters with 2 miles of paved road from the entrance gate to the main residence, hunters lodge, and more than ample equipment and shop space. The recently updated main residence has a Spanish-style, stucco exterior and is 5,260 sqft of living space with 5 bedrooms and 5 bathrooms. The home has high-end finish out with an open floor plan and two wings of the home to separate the master bedroom from the rest of the living space. The open layout contains a beautiful kitchen and dining area, and large living room with a towering stone fireplace.
The Hunters Lodge is of similar exterior architecture, located next to the main residence and complements the entertainment and hosting of the ranch well with its large living space, complete with an entertainment room with wet bar, commercial kitchen with cooks quarters, patio, and 8 more bedrooms capable of sleeping up to 32 guests. Additional lodging for guests and hunters includes the 3 "Lonesome Dove" motel style rooms accessed separately on the exterior of the main home.
There are two vehicle and equipment storage metal buildings, one is 1,920 sqft directly behind the residence with 4 roll-up doors for hunting vehicle storage and the other is a sprawling 16,987 sqft metal building that supports ranch equipment storage and provides abundant shop space.
Double Dime South: As you enter the Double Dime South from the gated entrance off the county road, you are welcomed to the magnificent residence with Mediterranean and Spanish architectural influences overlooking the large stocked bass lake. The 5,000-foot paved runway is adjacent to the home, providing convenient access to the ranch for those preferring air travel, with ability to taxi to the house and park in the hangar. There is one mile of paved internal road to the residence, which features approximately 10,000 sqft under roof, with 6,458 sqft of living space, large patio areas, and an attached garage. The living room contains prominent high ceilings and an enormous stone fireplace that acts as the central focal point for the entire house. Spanish tile floors and elevated ceilings are throughout the home, with each bedroom accessed off the living room and each having small exterior private courtyards. The home features 4 bedrooms and 5 and a half bathrooms, separate breakfast and dining areas, game room, office, and wonderful patio and pool area.
The Guest home is a great addition next to the main residence with 1,756 sqft perfect for ranch guest privacy, complete with 3 bedrooms, 3 bathrooms, and a large living room. There is also another 1,045 sqft of living space next to this that is currently utilized as an exercise facility, but has historically been used for additional living space for ranch staff. Other structures near to the headquarters include a 3,600 sqft airplane hangar, foreman's home, double-wide, additional garage and game processing facility, and regulation skeet field.
The Equestrian facility Includes a 100'x200' covered riding arena with three sides enclosed, with near 100ft of mirrors on one end, overhead lighting, and irrigation. The building also houses 11 stalls with mats and attached runs, plus two grooming stalls, stocks on a wash rack with hot and cold water, as well as an air-conditioned office and full bathroom. There are outlets for stall fans, as well as a fly spray system. There are also three RV electrical hookups available and a 1,706 sqft manager's home near the barns.
A second attached barn houses 8 more stalls including 3 foaling stalls, a large tack room, laundry room, feed/storage room, grooming or farrier area, and large stocks on another wash rack with hot and cold water. There are attached runs on all but two of those stalls.
There are 10 individual paddocks surrounding the barn area, fenced with 5ft steel and no climb wire. Each has a water trough, run-in shelter, and is plumbed for portable irrigation equipment.
