Description
FORMER TEXAS LONGHORN CATTLE OPERATION AND HOMESTEAD FOR SALE – This is an operational farm with infrastructure in place for multiple streams of income generation. Formerly used to raise and sell Texas longhorns, this property serves as both a business and private farmstead amidst a gorgeous mountain landscape. There is a three bedroom, two-and-a-half-bathroom ranch-style house built in the late 1990s with a two-car garage that is in excellent shape. There are porches on both the front and back of the house and the rear porch features a shaded overhang roof with a beautiful view of the ponds and farm. Some of the interior walls feature cherry and birch boards cut directly from the farm, while the stone fireplace was crafted out of stone pulled from the farm fields. It has electric and public gas in addition to a private water well and septic system. Natural gas is the primary heat source via two furnaces with wood burning stoves as a backup. A backup generator is included in the event of an occasional power outage. In addition to the fenced timber acreage, there are currently approximately 36 acres of field/pasture for livestock grazing. The fields can also be utilized as tillable acreage for cash crops, hay, or food plotting for wildlife. There are three separate corn fields currently on the property planted with sweet corn, Indian corn, and popcorn. Two large barns have been utilized for shelter and housing livestock. There are multiple other outbuildings including a large hoop building (70’x100’), a metal pole building, a horse run-in shed, two greenhouses, a chicken coop, multiple sheds, and a freezer building that houses eight freezers for meat and vegetable storage. There is 7000-volt electric fencing installed throughout the property with gates and 5 strand wire. Three ponds on the property are utilized as water sources for animals and crops. One of the ponds is 21’ deep while another is 16’. Each pond is stocked with game fish including largemouth bass, panfish, catfish, crappie, and striped bass. Water infrastructure has been installed to provide the cattle with water at the barns and pasture and to irrigate the gardens and greenhouses. A solar panel powers the pumps that pull water from the ponds and distribute through a system of pumps, cisterns, and drip lines. There is a pavilion next to one of the ponds that has an outdoor stone fireplace. A gravel road driveway travels up the hill into the property through a gated entrance. With the cash crops and diverse habitat, several large whitetails have been taken off the property. There is a strong whitetail population and with management practice, there is potential for attracting and growing trophy deer. Contact the real estate agent for the list of equipment being included in the sale of the property. Although Texas longhorns are no longer raised on the property, there is 34 head of cattle (Angus and Holstein) on the property as of the summer of 2020. If still available at the time of sale, they are available to be purchased separately. Contact the real estate agent for details concerning the timber value on the property. Mineral rights ownership has not been verified, but the seller’s ownership stake is being conveyed with the sale. Contact agent for more details on this great farm and hunting property.
